ZIP System: a revolutionary approach to building enclosures

Rosewood Communities is proud to use the industry-leading ZIP System building enclosures on all of our homes. This revolutionary sheathing and tape system completely replaces the need for a traditional home insulation wrap. In applying cutting-edge technology, this enclosure system utilizes an easy, two-step process for a built-in air barrier with water and thermal resistance. The ZIP System is a combination of a wood structural panel fused with a water-resistant overlay, which is sealed using a seam-sealing tape of acrylic adhesive.

Traditional building enclosures, used by the majority of new construction builders, consist of wood paneling covered by water-resistant barrier paper. This type of enclosure system can prove faulty during the building process, as the wraps often come loose with weather conditions and water can become trapped between the wood paneling and the barrier wrap. The ZIP System’s two-in-one sheathing system makes it impossible for water to be trapped, and without the need for a barrier wrap, the installation period is more efficient and can be completed 40% faster than traditional building enclosures. Not only does the ZIP system provide better moisture resistance overall, but the product line is also backed with an industry-leading 30-year limited warranty that is transferred to the homeowner after closing.
